Every project, commercial or residential, moves through the same basic phases, from first idea to finished building. What changes is the path through them: program, function, code requirements, project complexity, permitting and regulatory review, and how the project is funded all shape the schedule and the level of detail each phase needs. Below is a broad overview of how a project moves from concept through construction.
Pre-Design
We define what the project needs to be before anything is drawn. That means site and existing-building assessment, programming, code and zoning review, and an early look at budget and schedule.
Design
The ideas become a buildable plan, moving from concept sketches and 3D renderings to detailed construction documents. Along the way we coordinate with consultants and get the drawings ready for permitting and bidding.
Construction
We stay involved through construction to make sure the building gets built as designed. We answer contractor questions, review submittals and pay applications, and visit the site through final completion.
